New Installation
Nail-down, glue-down, or floating — whatever the subfloor and species call for. Todd plans layout around light and room shape before a single board goes down, so seams and transitions land where they should, not just where they're easiest.
Refinishing & Restoration
Worn, scratched, water-damaged, or just tired of the last owner's finish — Todd sands down to sound wood, repairs or splices in matching boards where needed, and brings the floor back without erasing the character that comes with age.
Finish Selection
Every job gets the finish it needs, not the one that's easiest to apply. Todd walks you through both options before he opens a can.
A different kind of care for a historic floor.
Old floors don't behave like new ones, and they don't forgive guesswork. Boards were milled to sizes nobody stocks anymore. A century of settling means nothing in the house is quite level. And the finish that looks right on a new red oak floor can look completely wrong — or ruin the wood outright — on eighty-year-old heart pine.
This is where Todd's experience shows. He reads a historic floor before he touches it: how it was laid, what's been done to it since, how much material is actually left to sand. Then he matches species, board width, and finish — water-based where the building needs a lighter touch, solvent-based where the floor needs the durability — to the house, not the other way around.

Todd Swanson has spent his career on hardwood — on his knees fitting boards, on a sander at 6am, on a ladder checking how afternoon light hits a finish before he commits to it. Flooring is the family trade; Todd learned it from people who took it seriously, and it shows in how little he cuts corners.
He installs new floors as precisely as anyone in the Hudson Valley, but it's the historic work he's known for — restoring floors in buildings where the original material can't just be replaced, only understood and worked with. That's the job Todd actually loves: a floor you walk into a room and don't want to leave.
